Avoid Costly Errors - Identify Risk
- Environmental Assessment: Evaluate existing reports. Obtain proposals from qualified environmental consulting firms. Audit to assess presence of wetlands, flood plains, hazardous wastes, underground storage tanks, contaminated soils, etc. Austin will coordinate work. Proceed to Phase 2 evaluation if warranted.
- Geo-Technical Analysis: Evaluate existing reports. If required, locate areas within the property necessary to define soil characteristics to determine whether conditions are compatible with proposed structure and facility. Obtain proposals from qualified soils testing firms and review with client management. Once in agreement Austin will recommend that client award contract to successful firm. Austin will coordinate work.
- Risk Management: Develop a working due diligence check list for the finalist sites to establish what activities will need to be conducted upfront in order to get the property prepared on time and meet the initial start up deadline.
- Zoning, Building Code Review: Outline applicable zoning issues, building code requirements, list of jurisdiction agencies regulating permits, inspections and review schedule of approval process.
- Fees and Surcharges Evaluation: Verify all applicable permit fees, surcharges, impact fees, connection costs, rates that apply to utility usage, and any other charges that may apply to utility services at the community level.
- Permitting Schedule Review: Develop the approval process and schedule for obtaining permits.
